Awesome presentation Saturday in LA! That was the best Seminar I have ever taken! You are a natural educator! I hope to meet you for lunch or coffee when you are in the San Diego area. It is going to be great to have you here in the area once in a while. I am sure your seminars are only going to get better and better! We started negotiations with the bank for the new house and finally got to a number we could agree on last week. We signed the acceptance and are now just waiting for their signature from the bank to start our inspections. The slowness of the bank is killing me!!!
The bank wanted 860K. We got it for 760K. The high water mark was almost 1.2M. We are taking our equity from the previous house, so our payment is very manageable.
This is a dream house for me in the perfect neighborhood for my kids. I want you to know that I realize that your guidance is a huge reason why I am able to pull the trigger on this deal. If it wasn't for your help on the investment properties I have done, I would not have this option. Thank you for all you have done for me. I will always be in your debt. I can't wait to have you over for dinner at the new house.

I am just getting started and attended the Capital City Wealth Builders for the first time last night. The presentation was excellent! I learned a lot from the presenter, especially about marketing. But the part I most appreciated was when you and others encouraged the audience in flipping & rehabbing. You talked about how you were really doing it in this market, right here in Sacramento. That really motivated me.
It was so neat to get to see the now famous rehabber from the Sac Bee front page story that I had read!

I heard that you had some really good ideas for working with the banks in their REO department. I have been trying, unsuccessfully I might add, to get through to some of those agents and work with them directly. If you can believe this, I wrote 50 offers and didn’t get 1 accepted. They were for all cash and all dated Reo inventory. Most of the agents didn’t even respond to me . I was told that after learning your style, someone who attended your class was able to go out to the Riverside area, make connections and get an REO property under contract for $10,000!
